Our process


Scope of Architectural and Project Management Services Provided

PC Drafting Services will follow up your enquiry and arrange a time for a site meeting with you to discuss your project and properly ascertain the scope of work required. We will base our quote for fees on our estimate of the extent of work required to document the project to the extent nominated by the client. Rather than simply offering a quote over the phone, all quotes will be in writing following the site meeting.

Staff at PC Drafting Services have more than 30 years experience in the industry and have been involved in a wide range of residential projects including single and multi storey extensions and new homes in both city and rural areas.

PC Drafting Services can also undertake project management on behalf of the client and as part of the construction documentation, confirm the procurement method to be used, the contract conditions and prepare tender documentation. Our fees are based on the activities and deliverables listed below in relation to architectural projects.

Phase 1: Preliminary Design
- Review client’s design brief and requirements.
- Undertake client consultation.
- Select, recommend and engage other consultants on behalf of the client.
- Conduct site inspections to assess conditions and constraints.
- Arrange and conduct meetings as required.
- Review budget in relation to brief with cost planners.
- Review programme in relation to brief.
- Prepare sketch designs as required to adequately explain design proposals.
- Integrate preliminary design input from other consultants.
- Obtain client approval of sketch design documents, budget estimates and programme.
- Carry out BCA review.
- Assess feasibility in relation to requirements of State and Local Government authorities.

Phase 2: Design Development
- Develop the approved sketch designs into more refined design drawings to allow more detailed examination of the physical structure with associated cost and programme implications.
- Integrate the design and costing work of other consultants.
- Obtain final client approval of design and budget.

Phase 3: Construction Documentation
- Prepare documentation including dimensioned plans and joinery details to
adequately describe the design for the purpose of obtaining approval to construct.
- Integrate other consultant design with the drawings and specifications.
- Confirm the type of procurement method and the contract conditions to be used.
- Prepare documents required for tendering.
- Prepare tender documentation.
- Obtain client approval to proceed to tender.

Phase 4: Tender Period
- Invite expressions of interest from selected Contractors.
- Submit documentation to preferred tenderers.
- Respond to queries during the tender period.
- Issue addenda if required.
- Close tenders and report on tenders received.
- Issue letter of acceptance to successful tenderer.

Phase 5: Construction Period
- Represent the client at site meetings.
- Inspect the work in progress to maintain quality, material selection and performance in accordance with the Contract documentation.
- Respond to requests for information or clarification.
- Integrate site inspections by other consultants.
- Prepare lists of incomplete work and defects prior to Practical Completion.
- Assess variation claims for validity and accuracy.
- Provide budget control.
- Assess the works and issue notices as required by the Contract.
- Finalise building defects liabilities.
- Confirm if defects liability obligations have been discharged.

Phase 6: Post Construction Period
- Arrange for the compilation and presentation to the client of all as constructed
drawings, technical literature, warranties, manuals and certificates associated with the works.
- Review and report on defect rectification during the Defects Liability period.
- Assess final contract price and certify final contract payments in conjunction with the cost planner.
- Issue final certificate.
